Rent in São Paulo averaged R$65.36 per square meter a month in August 2026, the highest of the 22 state capitals in the FipeZap index. That prices a 50 m² apartment at about R$3,270 (US$655) before the condo fee and IPTU property tax. Asking rents rose 5.74% in 12 months. The most common lease term is 30 months, and a lease can carry only one guarantee, such as a deposit or rent insurance.

Average rent in São Paulo in 2026
Three current indexes track rent prices in São Paulo, and each measures something different.
FipeZap put the average asking rent at R$65.36 per m² a month in August 2026, up 5.74% in a year and 4.27% since December. That was the highest rent price per square meter of the 22 state capitals Fipe tracks, ahead of Recife (R$64.19) and Rio de Janeiro (R$61.40). Small apartments ask the most per square meter. Just over half the apartments rented in June 2026 had 50 m² or less, and half had two bedrooms, according to CRECI-SP.9 11
QuintoAndar's index also prices reference units. In September 2026 a standard unfurnished 45 m² one-bedroom was R$1,900 to R$2,100 (US$380 to US$420), or R$2,200 to R$2,400 with a parking space. An 80 m² two-bedroom ran R$2,500 to R$2,800 (US$500 to US$560), and a 120 m² three-bedroom with one space R$3,500 to R$3,800 (US$700 to US$760). The index doesn't say whether these include the condo fee.4
What tenants actually sign
Most tenants pay close to the asking price. In CRECI-SP's June 2026 survey, 66% of São Paulo leases closed at the advertised rent, and most contracts were for R$1,001 to R$3,000 a month. QuintoAndar contracts closed 2.64% below asking on average in September 2026.4 11

Cheapest neighborhoods to rent in São Paulo
Santana, at R$49.1 per m², was the cheapest area FipeZap reported in August 2026. Among the neighborhoods named in the QuintoAndar Imovelweb index rankings for September 2026, the cheapest were mostly in the north and east zones. Sítio do Mandaqui, Parque Novo Mundo and Vila Matilde were at about R$36 per m², under half the R$75.51 city average.1 4
On QuintoAndar listings, the cheapest one-bedrooms among the areas we checked were in Vila Prudente, at R$1,800 (US$360), and Mooca, at R$1,950 (US$390). Cheaper central areas are catching up, with Liberdade up 23.3% in a year on the QuintoAndar Imovelweb index.4 21 69

Condomínio fees, IPTU and other costs on top of rent
Most São Paulo listings add a condo fee (condomínio) and IPTU property tax to the rent, and the tenant pays utilities.

One 45 m² one-bedroom in Santo Amaro listed R$2,657 rent plus R$670 condo fee, R$112 IPTU, R$34 fire insurance and a R$68 service fee. The total was R$3,541 (US$710). For 35 to 50 m² in a middle area, our cost of living guide budgets R$680 to R$1,330 (US$135 to US$265) for condo fee and IPTU.23 25

Building costs keep rising. Secovi-SP's condo cost index for Greater São Paulo rose 5.29% in 2025, with staff costs up 7.24%.72
What is IPTU in São Paulo?
IPTU is the city's yearly property tax, worked out from the property's official value. The landlord owes it unless the lease passes it to the tenant, and the landlord can then bill it with the rent. The city takes it at once with a 3% discount or in up to 10 installments, and a home's yearly IPTU rise is capped at 10%.26 27 73
Who pays condomínio, IPTU and utilities?
By law the tenant pays ordinary building costs, such as staff and cleaning, and the landlord pays extraordinary ones, such as structural work.26

Utility costs
Electricity, gas, water and phone are the tenant's. For one person at 2026 tariffs, we estimate electricity at R$90 to R$180 (US$18 to US$36) a month and water and sewage at R$80 to R$110. Gas runs R$50 to R$120 and fiber internet R$90 to R$150. Condo buildings from before July 2021 may share one water meter and bill water in the condo fee.26 28 29 30 31 32 33 34

Lease guarantees, from fiador to seguro fiança
Landlords ask for a guarantee (garantia) in case you stop paying. The law allows a deposit, a guarantor, rent insurance or investment fund units assigned to the landlord, and a lease may carry only one. Capitalization bonds are also used.

Seguro fiança and what you pay when you sign
The landlord pays the agency fee and the credit check. A landlord also can't charge rent in advance unless the lease is short-stay or has no guarantee. On a R$3,000 (US$600) rent, a caução is at most R$9,000 (US$1,800), refunded at the end, while seguro fiança usually costs R$3,000 to R$9,000 a year.26 36
Renting without a fiador in São Paulo
Most tenants don't use one. Only 14.5% of the leases in CRECI-SP's June 2026 survey had a fiador. A deposit or seguro fiança replaces the guarantor, and furnished operators such as Yuca and Housi rent without a fiador.11 26 39 40
QuintoAndar for foreigners
QuintoAndar replaces the guarantor with a credit check. Foreigners need a CPF and an RNM residence card, plus their last three payslips or 90 days of bank statements. Gross income must be at least 2.5 times rent plus condo fee and IPTU, and up to four people can combine incomes. Its Fiança Garantida guarantee adds 8% of that total each month, or R$296 (US$60) on R$3,700.36 38
Lease rules and what to check in a rental contract
Brazil's tenancy law, Lei 8.245/1991 (opens in a new tab), sets most lease terms. These are the rules newcomers meet first.
- 30 months is the most common term. A lease of 30 months or more ends at its term without notice. A shorter one renews automatically, and the landlord can reclaim the apartment only on listed grounds or after five years.
- Rent adjusts once a year at most, usually by IGP-M or IPCA. The IGP-M rose 3.34% in the 12 months to September 2026, the rise for October anniversaries.
- Rent must be in reais, never tied to a foreign currency, the exchange rate or the minimum wage.
- You can leave early by paying the lease penalty, prorated by the time served. QuintoAndar says it's usually three months' rent. On a R$1,500 rent with 7 of 12 months left, that's R$2,625 (US$525).
- A job transfer to another city cancels the penalty if you give 30 days' written notice.
- An open-ended lease ends on 30 days' notice. Give it in writing, or the landlord can charge a month's rent and charges.
- After three years, either side can ask a court to reset the rent to market level.
- A lease with no guarantee allows a fast eviction. If you fall behind, a judge can order you out within 15 days without hearing you first. Paying the full debt into court stops it.
- If the owner sells, you can buy first on equal terms. Otherwise the buyer can end your lease with 90 days' notice, unless a registered clause protects it.
- Subletting needs the landlord's written consent.
- Ask for a written condition report and itemized receipts. The landlord must provide both.
How to rent an apartment in São Paulo as a foreigner
You'll need a CPF, usually a residence card, proof of income and one guarantee you can meet.
Get a CPF
Receita Federal issues Brazil's taxpayer number to foreigners free online, or for R$7 at partner offices. Non-residents use a passport, and you can apply through a Brazilian consulate before you move.
Get your residence card
Platforms such as QuintoAndar ask foreigners for an RNM, the residence card. It costs R$204.77 (US$41) and takes about 30 business days. See Brazil visas and residency for the visa that leads to it.
Choose your guarantee
Pick a deposit, seguro fiança or a platform credit check. Have three payslips ready, or 90 days of bank statements if you're self-employed.

See the street at the hours you'd come and go. Look up the broker on CRECI-SP's public search, and ask for the matrícula, the registry record, to confirm the owner.

Read the guarantee, index and penalty clauses. At handover, do the vistoria and photograph every defect.

Furnished apartments and monthly rentals
Furnished places cost more, but operators such as Yuca, Housi and Uliving skip the guarantor and you skip buying furniture.
QuintoAndar puts the furnished premium at about 20%. Its September 2026 index priced a furnished 45 m² one-bedroom at R$2,300 to R$2,600 (US$460 to US$520).4 52

Short-term rentals of up to 90 days
A stay of up to 90 days for leisure, study or medical treatment is a short-stay lease (locação para temporada). The landlord can take all the rent up front plus a guarantee. Stay on more than 30 days past the end without objection and it becomes open-ended. A short stay lets you test areas if you're working remotely from São Paulo.26
Room shares and roommates
Roomgo listed 503 rooms in São Paulo on October 8, 2026, at an average of R$1,451 (US$290) a month. Neighborhood averages ran from R$1,010 (US$200) in Lapa to R$1,955 (US$390) in Moema. Yuca also rents rooms in shared apartments on one bill.53 56

Can foreigners buy property in São Paulo?
Yes. Foreigners can buy real estate in Brazil, and the limits on rural and border land don't cover a city apartment.
São Paulo real estate prices
Apartments in São Paulo asked R$12,206 (US$2,450) per m² in September 2026 on FipeZap, up 3.64% in a year and third among the state capitals. One-bedrooms asked the most, at R$14,344 (US$2,870) per m², against R$10,770 (US$2,160) for two bedrooms. The gross rental yield was 6.42% a year in August.1 9 59
Mortgages and buying costs
Local mortgages are hard for foreigners to get, the US State Department says, so many buyers arrange financing at home. Budget for these steps.57 58
- A CPF, which Receita Federal issues to residents and non-residents.
- ITBI transfer tax of 3%, paid before the deed is signed.
- A public deed (escritura pública) for property worth more than 30 times the minimum wage.
- Registration at the Registro de Imóveis, when ownership passes to you. São Paulo state's 2026 fee is R$3,284.18 (US$660) for a declared value of R$384,200.01 to R$768,400.

Can I sign a 12-month lease in São Paulo?
Yes, but a lease under 30 months renews automatically with no end date. The landlord can then reclaim the apartment only on listed grounds or after five years, so landlords prefer 30 months. You can still leave a longer lease early by paying the prorated penalty, which QuintoAndar says is usually three months' rent.
How do I find a monthly rental in São Paulo?
Furnished operators such as Yuca and Housi rent without a guarantor, and Housi takes stays from one day. Uliving houses students. Stays of up to 90 days are short-stay leases, where the landlord can take all the rent up front.
Is Airbnb a good option for a first month in São Paulo?
It can work while you visit areas in person, but we haven't verified Airbnb's monthly prices for this guide. Compare the total with Yuca or Housi, which bill rent, condo fee and IPTU together. A Yuca studio or one-bedroom started at R$2,135 (US$430) on October 8, 2026.
Can foreigners buy property in São Paulo?
Yes, and the rural and border land limits don't apply to city apartments. Budget for the 3% ITBI transfer tax plus notary and registry fees. Local mortgages are hard for foreigners to get, so many buyers finance at home.
