What Itaim Bibi is like to live in

Living in Itaim Bibi means living among office towers, with Parque do Povo as the main green space and prime-area prices for rent and lunch. It suits people who work nearby more than people who want quiet streets.

Itaim Bibi is one of São Paulo's 96 official districts, and two of the city's office corridors reach into it. Faria Lima towers such as Google's office at number 3477 and WeWork at 4055 sit inside it, and so does Berrini station.2 4 24 25

Vila Olímpia is part of the district. City planning documents place it inside Itaim Bibi. Rental sites list it separately, so check which area a price covers. Our Vila Olímpia neighborhood guide has its own figures.3

Faria Lima, São Paulo's priciest office district

Faria Lima was the city's most expensive office district in the second quarter of 2026. Its 27 class A buildings averaged R$293.08 per m² a month in asking rent, with 8.97% vacancy, according to Cushman & Wakefield. Noise and nightlife

The city's December 2016 plan for the Pinheiros subprefecture, which includes Itaim Bibi, says crowds at bars, restaurants and street events clash with residents. Noise complaints go to PSIU, the city's noise inspection unit, which can order a venue emptied.26 27

Rent in Itaim Bibi

Itaim Bibi had the second-highest FipeZap asking rent per m² of the areas Fipe reports in August 2026, and the highest sale price in September.

FipeZap put Itaim Bibi's asking rent at R$94.0 per m² in August 2026, behind only Pinheiros. It rose 0.6% in a year, against 5.74% citywide, so rents here have barely moved while the city average climbed.13 14

A second index, from QuintoAndar and Imovelweb, mixes listings with signed contracts and uses a different method. It put Itaim Bibi at R$89.63 per m² in September 2026 and Vila Olímpia at R$116.94, the highest in the city.20

Condo fee and IPTU property tax come on top. The median on QuintoAndar listings checked October 8, 2026, was R$1,955 (US$390) a month, against R$1,402 in Moema. For units of 40 m² or less it was R$813 (US$160).19

Where to stay in Itaim Bibi on a smaller budget

A room in a shared apartment averaged R$1,912 (US$380) a month on Roomgo when checked October 8, 2026, against R$1,181 in Vila Mariana. QuintoAndar apartments listed under Vila Olímpia, inside the same district, averaged R$5,150 (US$1,030), below Itaim Bibi's R$7,050. Itaim Bibi metro stations and getting around

Three rail stations sit inside the district, on Lines 9, 5 and 17. None is on Line 4.

Vila Olímpia and Berrini are on Line 9-Emerald, the train along the Pinheiros River. Campo Belo links Line 5-Lilac with the Line 17-Gold monorail, which opened March 31, 2026, and runs to Congonhas Airport. Faria Lima station and Cidade Jardim, the next Line 9 stop north, are in the Pinheiros district.4 6 8 33

Is Itaim Bibi safe?

Robberies and thefts rose in both of Itaim Bibi's police precincts in July 2026, though SSP reported citywide falls from January to July. The data come by precinct, not neighborhood.

About 65% of the district lies in the 96th precinct (Monções) and 33% in the 15th, which the press calls Itaim Bibi. The 15th logged 580 robberies and thefts in July 2026, up 28% from 453 a year earlier. That was the steepest percentage rise in Estadão's ranking of SSP precinct data. The 96th went from 595 to 676.28 29

Citywide, SSP said robberies fell 13.92% and thefts 3.06% from January to July 2026. Phone robberies in Itaim Bibi were lower than in Pinheiros, 259 against 616 from January to April 2026 by G1's count. These are raw counts, not rates per resident.29 30

The UK government says thieves target phones mostly from 4 p.m. to 9 p.m., advises against using yours on the street and lists 190 for the police. Read how safe São Paulo is for the citywide picture.31

Things to do and daily life in Itaim Bibi

Parque do Povo, inside the district, covers about 11 hectares (27 acres). It opens daily from 6 a.m. to 10 p.m. and has a playground, sports courts and a bike path. Ibirapuera, at about 124 hectares (306 acres), is in the Moema district.32 37

Lunch averaged R$68.12 in ABBT's 2025 survey for the zone covering Itaim Bibi, level with Pinheiros. At Kinoplex Itaim a full-price 2D movie ticket costs R$57 from Friday to Sunday, and Monday to Thursday tickets are sold two for one.38 39

São Luiz Itaim hospital has held Joint Commission International accreditation since 2014, and the U.S. Consulate lists it as a maternity hospital. Pueri Domus's Itaim campus has offered the IB Diploma since 2019. See healthcare in São Paulo and our international schools guide.40 41 42
