Pinheiros apartments for rent, furnished or unfurnished

Furnished apartments rent for about 20% more than similar unfurnished ones, says QuintoAndar. Landlords ask for a guarantee, and rent-guarantee insurance (seguro fiança) was the most common in CRECI-SP's June 2026 survey of city contracts. Where to stay in Pinheiros while you look

A short-stay lease (locação para temporada) can last up to 90 days, furnished or not. That gives you a base while you view apartments in person. Housi rents furnished apartments from one day, with bills and IPTU included and no guarantor.24 25

Rooms cost less, as the table shows. Uliving, which mainly houses students, listed a Pinheiros room with a private bathroom on October 8, 2026. It cost R$3,170 (US$635) a month plus a R$200 (US$40) fee.21 26

Pinheiros metro stations and commutes

Five rail stations fall inside the Pinheiros district. Pinheiros station links Metrô Line 4 with the Line 9 train along the Pinheiros River. Faria Lima and Fradique Coutinho are also on Line 4, and Hebraica-Rebouças and Cidade Jardim on Line 9.8 9 10

Faria Lima, São Paulo's priciest office district

Faria Lima was the city's most expensive office district in the second quarter of 2026. Class A space asked R$293.08 (about US$59) per square meter a month. It also led the city's office leasing that quarter. Faria Lima station sits inside the Pinheiros district, and Nubank gives a Pinheiros business address to the US SEC. Is Pinheiros safe?

Theft is the main risk. The UK government names Pinheiros among São Paulo's theft hotspots, and its police precinct logs some of the city's highest counts. In July 2026 thefts outnumbered robberies about four to one.45 47 48

SSP-SP reports crime by precinct, and precincts don't follow neighborhood lines. The 14th DP covers Pinheiros, Alto de Pinheiros and Vila Madalena, while 41% of the district falls in the 15th DP. Counts are raw totals, not rates per resident.46 47

Phones also go missing on transit. On the metro and trains, Pinheiros had the third most phone thefts in January 2026, 70, after Barra Funda and Brás.51

Things to do in Pinheiros and daily life

Instituto Tomie Ohtake, founded in 2001, is about 800 m (half a mile) from Faria Lima station. Sesc Pinheiros is one of Sesc's 26 units in the city, and many Sesc activities are free to the public.28 29 30

Parks and green space

Green space is the weak point. The big parks are next door in Alto de Pinheiros, where Villa-Lobos covers about 73 hectares and can't charge entry. It opens daily from 5:30 a.m. to 7 p.m. and has a playground. Parque do Povo, in neighboring Itaim Bibi, covers about 11 hectares and opens daily from 6 a.m. to 10 p.m.31 32 33 34

Food, markets, gyms and desks

Eating out costs more. ABBT's 2025 survey found the city's highest average lunch, R$68.18 (about US$14), in the zone that includes Pinheiros. The city's more than 955 street markets (feiras livres) mostly run from 8 a.m. to 2 p.m.35 36

Bluefit's Pinheiros gym costs R$149.90 (US$30) a month without a contract. WeWork has a building on Rua Butantã, and Blocktime runs two coworking units in Pinheiros with hot desks from R$70 (US$14) a day. Noise and nightlife

The city redeveloped Largo da Batata, a square in the district, with revenue from the Faria Lima urban operation. Its regional plan says crowds from bars, restaurants and street events spill onto sidewalks and roads, causing conflict with residents.6 7

Under the city zoning law, bars that serve with doors or windows open must close from 1 to 5 a.m. Acoustically treated bars that cause no disturbance can stay open, so ask about nearby bars before you sign.44

Schools and families

St. Nicholas School teaches mainly in English, and its Pinheiros campus has students of 21 nationalities. St. Francis College, also in Pinheiros, offers all three IB programs. Vila Madalena is part of the Pinheiros district, so the choice is about street feel. It scores 0 of 3 for quiet in this guide, and its Line 2 terminus sits just over the line in Perdizes. Apartments there averaged R$4,250 (US$850) in QuintoAndar asking rent on October 8, 2026, against R$4,600 in Pinheiros.4 18 52
