What living in Higienópolis is like

Living in Higienópolis means an apartment on residential streets in central São Paulo. It's a bairro, a named neighborhood, inside the official Consolação district and the Sé subprefecture.^{1 2}

Big institutions anchor it. Mackenzie has a university campus and a Portuguese-language school here, Hospital Samaritano Higienópolis is JCI-accredited, and Red House International School runs an IB campus.^{27 28 29 30}

It's quieter than the Rua Augusta side of the same district, with little nightlife and few parks. This guide puts it in the city's most expensive price band, with Jardins, Pinheiros and Moema.

Rent in Higienópolis

Higienópolis apartments for rent averaged R$5,578 (US$1,120) a month on QuintoAndar on October 8, 2026, before the condo fee and IPTU property tax.

Big apartments are where Higienópolis stands out. Units with three or more bedrooms averaged R$10,000 (US$2,000), slightly above Jardim Paulista. Those with two or more averaged R$9,045 (US$1,810), nearly twice Consolação's R$4,800 (US$960). One-bedrooms in Consolação cost about R$950 (US$190) less than here.^{12 13 14 16 19 42}

FipeZap doesn't publish Higienópolis, only its most representative areas, and put the city average at R$65.36 per m² in August 2026. The QuintoAndar Imovelweb index, which adds signed contracts, gave Higienópolis R$67.15 per m² in February 2026. This guide has no Higienópolis condo fee median, but Consolação's median condo fee plus IPTU on QuintoAndar listings was R$750 (US$150) a month on October 8, 2026.^{22 23 24}

The calculator's prime band uses rents in Pinheiros, Itaim Bibi, Moema and Jardins. Family-size Higienópolis apartments rent at about the Jardins level, so the prime band is a fair guide here.

Where to stay in Higienópolis as a student

Uliving listed Higienópolis student studios from R$2,700 (US$540) a month on October 8, 2026, up to R$4,160 (US$830) for a premium studio. A room in a shared two-bedroom apartment was R$2,800 (US$560). Units come furnished with internet and need no guarantor, but a R$200 (US$40) monthly fee and air-conditioning use come on top.^{26 43}

Higienópolis metro station and getting around

Higienópolis-Mackenzie on Line 4-Yellow is the neighborhood's station, inside the Consolação district.

Motiva runs Line 4 daily from 4:40 a.m. to midnight between Luz and Vila Sônia. At Paulista, one stop away, you can change to Line 2 at Consolação for the rest of the avenue. República, one stop the other way, connects with Line 3.^{3 4 5 6}

Line 6 is planned here for 2027

A Line 6-Orange stop is planned at Higienópolis-Mackenzie, linking FAAP-Pacaembu and Perdizes with Bela Vista and São Joaquim on Line 1. The first six stations, João Paulo I to Perdizes, opened in assisted operation on July 3, 2026. The state government scheduled the full line for 2027, but LinhaUni, which runs it, publishes no opening date, so don't count on it when you sign a lease.^{9 10}

Is Higienópolis safe?

There's no official crime figure for Higienópolis, because police precincts don't follow neighborhood lines.

Its Consolação district lies 57% in the 4th precinct (Consolação) and 27% in the 23rd (Perdizes). In July 2026 the 4th logged 771 robberies and thefts, up 26% on a year earlier. That was the second-sharpest percentage rise of any precinct. The 23rd logged 1,126, against 1,059. Both cover far more than Higienópolis.^{35 36 37}

The Consolação area had 205 phone robberies from January to April 2026, against 616 in Pinheiros. The district also holds Avenida Paulista and Rua Augusta, which the UK government names among the places where theft and pickpocketing most often affect British visitors. Citywide, robberies fell about 15% from January to August 2026.^{38 39 40}

Daily life and things to do in Higienópolis

Colégio Presbiteriano Mackenzie teaches in Portuguese and charged R$3,809 (US$760) a month for early years in 2026, up to R$4,966 (US$1,000) for high school. Red House's Higienópolis campus has offered IB programs for the primary years since 2017 and the middle years since 2024. Compare them in our international schools guide.^{27 29}

Green space is thin. Parque Buenos Aires covers about 2.1 hectares (5.1 acres) and Parque Augusta 2.5 hectares (6.1 acres), both in the Consolação district. The Museu do Futebol, inside the Pacaembu stadium, charges R$25 (US$5) full price, with free entry on Tuesdays.^{32 33}

Who Higienópolis suits, and who might look elsewhere

Higienópolis suits

• Paulista and Faria Lima commuters. Both are direct on Line 4.

Look elsewhere for

• Nightlife. Vila Madalena, Pinheiros and the Rua Augusta side of Consolação score highest in this guide.
• Big parks. Moema holds Ibirapuera Park, about 124 hectares (307 acres).
• A Berrini job. It's nine stops with a change from here. Vila Olímpia is one train stop from Berrini.
