Morumbi is one of five districts in the Butantã subprefecture, in São Paulo's west zone. The city's 2016 regional plan places most of the subprefecture's exclusively residential, house-only zoning here.1 2
That zoning shapes living in Morumbi. Outdoor noise limits in those zones are 50 decibels by day and 40 at night, against 60 and 50 in mixed-use zones.4

- São Paulo-Morumbi, Line 4. Faria Lima is three stops away and Paulista six, with no change.
- Vila Sônia, Line 4. The end of the line, one stop further out.
- Morumbi-Claro, Line 9. Despite the name, the city's map places it in the Santo Amaro district. Berrini is one stop away, and the Line 17 monorail starts here.

A Bilhete Único integrated fare costs R$9.38 (about US$1.90) in 2026. It covers up to three buses within three hours plus one Metrô or train entry in the first two hours. Read getting around São Paulo for cards and passes.12 35
Rent in Morumbi
The QuintoAndar Imovelweb index, which blends listings with signed contracts, put Morumbi at R$54.70 per m² in August 2026. That's about 27% below the citywide R$75.20 in July and R$75.51 in September.14 15
FipeZap publishes no Morumbi figure. Neighboring Vila Andrade asked R$53.5 per m² in its August 2026 report, against R$65.36 citywide. QuintoAndar's Morumbi listing averages conflicted on October 8, 2026, so we don't quote them.16 17 19

Where to stay in Morumbi while you search
Furnished units cost roughly 20% to 25% more than unfurnished ones in the index's September 2026 table. A short-stay lease (locação para temporada) can run up to 90 days, and the landlord may ask for all of it upfront. Use one to view homes in person before you sign a long lease.14 36
On a smaller budget, Roomgo's room ads averaged R$1,362 (about US$270) a month in Morumbi when we checked on October 8, 2026. That compares with R$1,767 in Pinheiros and R$1,955 in Moema. See living in São Paulo on $1,500 a month for a full single budget.37
Is Morumbi safe?
The state security department (SSP) calls ranking neighborhoods by crime inappropriate. On our comparison of city maps, the 34th police precinct covers about 95% of the district.30 33
The precinct logged 486 robberies and thefts in July 2026, up 20% from 404 a year earlier. SSP says robberies across the 34th and 89th precincts fell 6.59% from January to July. G1 counted 569 robberies there, listed as Vila Sônia, from January to May 2026, against 1,473 in Pinheiros.31 32 33
Canada warns that armed home invasions occur especially in December and January, and that affluent neighborhoods have been targeted. Check your own government's travel advice and read how safe São Paulo is.34
Daily life and things to do in Morumbi
Parks, markets and landmarks
Parque Alfredo Volpi, about 13 hectares (33 acres), lies inside the district. Parque Burle Marx, about 18 hectares (45 acres), sits just over the line in Vila Andrade, with a forest trail and a playground. It opens daily from 7:00 to 19:00.19 20
São Paulo FC plays at the MorumBIS stadium, licensed for 66,795 people according to the club in October 2023. Full-price tickets for the October 17, 2026 match against Vasco ran from R$20 to R$200 (US$4 to US$40).21 38
For food shopping, the city ran more than 955 street markets (feiras livres) in June 2024, with traditional ones open from 8:00 to 14:00. Lunch out averaged R$68.12 (US$14) in 2025 in ABBT's zone covering Morumbi, Itaim Bibi and Moema.22 23
From Vila Sônia station, EMTU buses run to Embu das Artes, one of many weekend trips from São Paulo.13
Schools and hospitals
Graded, the American School of São Paulo, teaches 1,318 students from 53 nationalities. Monthly tuition in 2026-27 is R$12,818 (US$2,570) for Lower School and R$15,906 (US$3,190) for Upper School. Porto Seguro, the German-heritage school, has had a Morumbi campus since 1974. Colegio Miguel de Cervantes teaches the IB Diploma in Spanish. Hospital Israelita Albert Einstein and São Luiz Morumbi are both in Morumbi. Both hold Joint Commission International accreditation, from December 1999 and December 2021 in JCI's directory. The US Consulate's June 2025 list notes Einstein's Morumbi vaccine clinic takes walk-ins on weekdays from 7:00 to 21:00 and Saturdays from 7:00 to 15:30.
