What Moema is like to live in

Living in Moema is mostly apartment living on residential streets, with São Paulo's best-known park inside the district.

Moema is one of the city's 96 official districts. It sits in the south zone, in the Vila Mariana subprefecture with the Saúde and Vila Mariana districts.1 2

The city's 2016 regional plan describes shops mixed with mostly apartment buildings around Moema and Indianópolis. Vila Nova Conceição, one of the district's garden neighborhoods, was described as single-family houses with plenty of greenery.3

Ibirapuera Park lies inside the district and covers about 124 hectares (306 acres) in the city's park registry.6

Pros and cons of living in Moema

Moema works best for families and for jobs near Paulista or Chucri Zaidan. It works worst for a daily Faria Lima commute or a tight budget.

Moema metro stations and getting around

Moema, Eucaliptos and AACD-Servidor, all on Line 5-Lilac, are the three rail stations inside the district.

Motiva runs Line 5 daily from 4:40 to midnight. It meets Line 1 at Santa Cruz and Line 2, for Avenida Paulista, at Chácara Klabin. Signposted Line 5 turnstiles take contactless bank cards.7 8 9 10

Faria Lima is the weak spot. For a daily commute there, read the Itaim Bibi neighborhood guide or consider living in Pinheiros, one stop away on Line 4.11

Line 17 also stops at Congonhas airport, which had about 49 daily flights to Rio's Santos Dumont airport in August 2026. Fares and buses are in getting around São Paulo.13 14

These QuintoAndar asking rents exclude the condomínio building fee and IPTU property tax. For units of 40 m² or less, those extras had a median of R$760 (US$150) a month. Dollar figures use the Banco Central PTAX rate of R$4.99 per US dollar on October 7, 2026.15 17 21

FipeZap put Moema at R$84.8 per m² in August 2026, up 4.5% in a year, against Pinheiros at R$99.6 and Vila Mariana at R$72.4. The QuintoAndar Imovelweb index, which uses a different method, ranked Moema ninth most expensive in September 2026, at R$91.48 per m². FipeZap's average asking sale price was R$16,520 per m² (US$3,310) in September 2026.18 19 20

Where to stay in Moema while you look

A short-stay lease, called locação para temporada, can run up to 90 days under Brazil's tenancy law, and the landlord may collect all rent upfront. That gives you time to try the Line 5 commute and walk the streets around Ibirapuera Park before a long lease.38

Furnished apartments rent for about 20% more than similar unfurnished ones, QuintoAndar said in February 2026. Housi rents furnished São Paulo apartments from one day upward with no guarantor, and bills and IPTU are included. More furnished and short-stay options are in remote work from São Paulo.39 40

Things to do in Moema and daily life

Ibirapuera Park opened in 1954 for the city's 400th anniversary. In 2014 city hall described 11 km (about 7 miles) of walking and running paths, a 3 km cycle lane and two playgrounds. Inside, MAM São Paulo opens Tuesday to Sunday and charged R$40 (US$8) in October 2026, free on Sundays.22 23 24

Around the park, one Zona Azul parking credit buys 2 hours instead of the usual 1. Selfit's Arapanés gym in Moema charged R$159.90 (US$32) a month in October 2026, with no minimum term.25 26

ABBT's 2025 survey put the average lunch in the zone that includes Moema at R$68.12 (US$14), just behind the Pinheiros zone's R$68.18, the city's highest. The park doesn't guarantee clean air either. CETESB's Ibirapuera station was one of five to hit the ozone Attention level on September 25, 2024.27 28

Schools and hospitals

GIS SP, at Alameda dos Jurupis 485, has been authorized for the IB primary curriculum since 2021. Escola Lourenço Castanho in Vila Nova Conceição has offered the IB Diploma since 2020. Alvorada Moema hospital holds Joint Commission International accreditation, and the U.S. Consulate's June 2025 list includes Einstein's Ibirapuera unit for emergencies. Health plans and costs are in healthcare in São Paulo.31 32
