Cost of living in São Paulo for a single person

Rent and the condo fee are R$3,100 to R$5,420 of one person's middle-area month, in areas such as Vila Mariana or Perdizes. Without a private health plan, the total falls to R$4,910 to R$8,745, or US$984 to US$1,753. A chain gym adds R$100 to R$190 a month, and Smart Fit listed plans from R$99.90 to R$159.90 in October 2026.6 9 14 57

Cost of living in São Paulo for a family

A family of four spends R$8,590 to R$14,080 of its middle-area month on housing and bills. Two children in private school add R$8,390 to R$25,640 a month, from Colégio Mackenzie's grades 1 to 5 up to Graded's Lower School.6 9 67 71

Is São Paulo expensive?

By Brazilian standards, yes, and it isn't cheap for someone paid in dollars either. It had the highest asking rents of the 22 state capitals FipeZap tracked in August 2026 and the most expensive DIEESE food basket of the 27 capitals surveyed.

How expensive São Paulo feels depends on your income currency. One person in a middle area spends US$1,098 to US$1,935 a month at October 2026 rates. Against local pay, the same budget is high.1 6 9

Workers in the city earned an average of R$5,431 a month from their main job in the second quarter of 2026. The national minimum wage is R$1,621, and half of workers in São Paulo state earned R$2,545 a month or less in 2025. Even the bottom of the one-person middle-area range is above the city's average pay.77 78 79

São Paulo inflation in 2026

Rents are rising faster than general prices. Brazil's IPCA inflation was 4.22% in the 12 months to August 2026, and the city's IPC-Fipe index rose 0.51% in September alone. FipeZap asking rents rose 5.74% in the 12 months to August 2026. The QuintoAndar index, which mixes listings and signed contracts, rose 8.65% in the 12 months to September. FGV's IVAR, which tracks signed leases, rose 4.35% in São Paulo over the same 12 months to September.6 8 13 80 81

Housing carries the most weight in the city's index, at 31.1% of a typical household budget against 24.5% for food. It also drove about 55% of September's rise.81

Rent, condo fees and IPTU

Expect three monthly charges, the rent (aluguel), the building's condo fee (condomínio) and often the city property tax (IPTU).

FipeZap's average asking rent for São Paulo apartments was R$65.36 per m² a month in August 2026, about US$13.10. Pinheiros asks about twice as much per m² as Santana.6

QuintoAndar's September 2026 index puts a standard unfurnished one-bedroom without parking at R$1,900 to R$2,100 a month. The calculator's middle-area range is higher because it prices 35 to 50 m² at FipeZap rates for Vila Mariana, Perdizes, Bela Vista and Paraíso.6 8

Condomínio and IPTU

The tenant pays the building's ordinary costs, such as staff, shared utilities, cleaning and elevator upkeep. IPTU falls on the landlord unless the lease passes it to you, and QuintoAndar listings show it as a separate line. In a sample of 1,000 one-bedroom listings there on October 8, 2026, the median condo fee plus IPTU was about R$689 a month.9 12 20

Across all apartment sizes in the same listings, the median was about R$784 in Vila Mariana and R$820 in Pinheiros. It was R$1,402 in Moema and R$1,955 in Itaim Bibi.10 11

Yearly rent increases

Rent usually rises once a year on the lease anniversary, by whichever index the contract names, most often IGP-M or IPCA. FGV's IGP-M rose 3.34% in the 12 months to September 2026, so that's the increase for IGP-M leases renewing in October 2026.17 18

Groceries and eating out

In the calculator, one person's groceries run R$900 to R$1,340 a month, about US$180 to US$269.

Grocery prices in São Paulo

DIEESE priced São Paulo's basic food basket, 13 staple foods for one adult for a month, at R$900.59 in August 2026. That was the highest of 27 state capitals and 5.85% more than a year earlier. Procon-SP's 39-item basket, which adds cleaning and hygiene products, averaged R$1,338.03.28 29

For bulk buying, the closest thing to Costco is the atacarejo, a cash-and-carry wholesale store. Assaí Atacadista lists 72 locations in its Greater São Paulo region. The city listed more than 955 street markets (feiras livres) in June 2024, traditionally open from 8 a.m. to 2 p.m.33 35

Pão de Açúcar's online store delivers up to 20 items within 120 minutes for orders placed by 5 p.m., where available. iFood is Brazil's main food-delivery app.34 36

Restaurant prices in São Paulo

A full lunch at restaurants that take meal vouchers averaged R$62.30 (US$12.48) in São Paulo city in ABBT's 2025 survey, up from R$59.67 in 2024. The prato feito, a fixed plate of the day, costs least.30

Dinner costs more. At Bráz Pizzaria, a whole muçarela pizza was R$109 before drinks on its October 8, 2026 menu. Procon-SP says the service charge, usually 10%, is optional.31 32

Transport costs

With a Bilhete Único card, one R$5.30 fare covers up to four buses within three hours. A bank-card tap at the Metrô pays full fare with no bus transfer discount. In a formal job, your employer pays commuting costs above 6% of your base salary through the vale-transporte.37 39 40

Taxis charge a R$6.55 flag fall plus R$4.80 per km, about US$1.55 per mile, and 30% more per km at night and on Sundays. Uber's city page shows sample UberX fares of R$12 to R$24 without saying where the trips start.41 42

Running a car

Gasoline averaged R$6.35 a liter in the city in the week to October 3, 2026, about US$4.82 a US gallon, and ethanol R$3.91. The state charges IPVA vehicle tax of 4% of a passenger car's value each year. A Zona Azul street parking card costs R$6.95 and buys one hour in most spaces. For one person in a middle area, electricity, water, gas, internet and a mobile plan add up to about R$340 to R$625 a month, or US$68 to US$125.

Enel's low-voltage tariff, which covers homes, rose 8.97% on July 4, 2026. ICMS adds 12% for 91 to 200 kWh a month and 18% above that. It's calculated on top of itself, so it lifts the bill by about 13.6% or 22%. ANEEL's monthly tariff flag can add up to R$7.877 per 100 kWh, though October 2026 has no surcharge.47 48 49 50

Sabesp bills sewage at the same rate as water. Individual meters became mandatory in new buildings in July 2021, so in older buildings water may be split inside the condo fee.51 52

Claro listed 1 Gbps fiber at R$179.90 a month in October 2026, and Vivo offered 700 Mbps for R$100 on a limited-time deal. Claro charges R$540 to install plans without a 12-month contract. A R$30 prepaid top-up gets 25 GB for 30 days on Vivo Pré. Remote workers can weigh home fiber against a desk at one of the coworking spaces in São Paulo. Healthcare costs

A private health plan is optional, and its price depends mainly on your age and the kind of plan you can join.

Brazil's Migration Law guarantees migrants access to public health services, so the public system (SUS) is open to you. ANS, the health plan regulator, publishes a reference price for every plan, and operators must sell within 30% above or below it. In June 2026, 153 individual plans with hospital cover were on sale in São Paulo city. Their median was about R$570 a month at ages 29 to 33.56 57 58

In June 2026, Amil, Bradesco Saúde, SulAmérica and Porto Seguro Saúde sold no individual plans in the city, only company or association plans. Association plans need membership of a professional body or union, and a sole business owner registered for at least six months can buy a company plan. Individual plan increases are capped at 5.11% from May 2026 to April 2027.59 60 61 62

Without a plan, Amor Saúde charges R$60 for a first consultation and R$120 after that, and Dr. Consulta advertises visits from R$45 with its R$34.90 monthly subscription. Farmácia Popular medicines are free with a prescription. Sírio-Libanês lists a laparoscopic gallbladder removal at about R$21,524 in hospital fees, before doctors' fees.63 64 65 66

Childcare and school fees

For families, school fees can outweigh rent. The calculator adds R$8,390 to R$25,640 a month for two children, from Colégio Mackenzie, a Brazilian private school, up to Graded's Lower School.

A nanny or housekeeper working more than two days a week is your employee. São Paulo state's wage floor for domestic workers is R$1,874.36 a month from June 2026. Employers pay about 20% on top in social security, accident insurance and FGTS, plus a 13th salary. Registered domestic workers in the state averaged about R$2,120 a month in the second quarter of 2026.73 74 75 76

One-time moving costs

Before the first month's bills, budget for a lease guarantee, furniture or a furnished place, and a few document fees.

Deposits and lease guarantees

Brazil's tenancy law lets a landlord ask for one guarantee only. A cash deposit (caução) can't exceed three months' rent and is held in a savings account, with the interest going to you. Except on short-stay leases and leases with no guarantee, the landlord can't demand rent in advance. The landlord also pays the agency's fees.20

Without a Brazilian guarantor, QuintoAndar runs a credit check. It asks for gross income of at least 2.5 times the rent, condo fee and IPTU, plus a CPF and an RNM residence card. Housi and Yuca rent without a guarantor.23 25 26

Furniture and short stays

No official figure is published for furnishing an apartment in São Paulo. Renting furnished costs more each month instead. QuintoAndar's September 2026 index puts a furnished one-bedroom at R$2,300 to R$2,600, about R$400 to R$500 more than unfurnished.8

Foreigners moving to Brazil can bring household goods, new or used, free of import tax if the shipment arrives between three months before and six months after they do. A short-stay lease (temporada) lasts up to 90 days, and the landlord can collect all the rent upfront.20 84

Ways to spend less in São Paulo

Housing choices save the most. The smaller habits add up over a year.

  • Look beyond the prime areas. Santana's asking rent was R$49.10 per m² in August 2026, about half of Pinheiros at R$99.60.
  • Choose a large building. In Lello's 2022 data, buildings with more than 150 apartments averaged R$496.60 a month in condo fees, against R$1,740 in buildings with up to 30.
  • Rent a room first. Rooms on Roomgo averaged R$1,451 a month in October 2026, with neighborhood averages of about R$1,181 in Vila Mariana and R$1,955 in Moema.
  • Buy a monthly pass if you ride daily, and take city buses free on Sundays.
  • Eat the prato feito at lunch. It averaged R$44.16 in 2025, against R$103.66 à la carte.
  • Put your CPF on receipts. Nota Fiscal Paulista returns 5% to 30% of the ICMS sales tax the shop paid. You can move the credits to a Brazilian bank account.
  • Use free culture days. MASP is free on Tuesdays and the Pinacoteca on Saturdays, and Sesc runs many free activities.
  • Pay with Pix and avoid revolving card debt. Pix is free for individuals, while revolving credit card interest averaged about 445% a year in August 2026.

In a middle area such as Vila Mariana or Perdizes, one person spends R$5,480 to R$9,655 a month (US$1,098 to US$1,935), including a private health plan. A couple spends R$8,950 to R$15,680, and a family of four R$14,590 to R$25,225 before school fees.

Gasoline averaged R$6.35 a liter and ethanol R$3.91 in the week to October 3, 2026. The state charges IPVA of 4% of the car's value each year. A Zona Azul street parking card costs R$6.95 and buys one hour in most spaces. We don't track car purchase prices.
