The city's 2016 regional plan lists its garden streets as exclusively residential, mainly houses, with street trees protected by state decree. The plan is a decade old, so check the zoning for a specific address on GeoSampa, the city's map, before you sign.³

Rent in Alto de Pinheiros averaged R$63.68 per square meter a month (about US$13) in September 2026. That's the QuintoAndar Imovelweb index, which mixes listings and signed contracts. It's below the R$75.51 city average but rose 42% in 12 months. Dollar figures on this page use R$4.99 per US dollar, the Banco Central PTAX rate for October 7, 2026.^{11 12}

In July it had the fastest rise on the index, up 46.2% in a year. FipeZap reports only its most represented areas and has no figure for Alto de Pinheiros.^{13 14}

At R$63.68 per m², a 50 m² apartment works out to about R$3,180 (US$640) a month, by our calculation. QuintoAndar listings show the condo fee and IPTU property tax as a separate line. Across 1,000 two-bedroom listings citywide, that line had a median of about R$612 (US$120) for a median 50 m² unit in October 2026.^{12 15 30}

Alto de Pinheiros apartments for rent and where to stay first

Which metro stations serve Alto de Pinheiros?

Alto de Pinheiros is served by Line 9, the train along the Pinheiros River, at Vila Lobos-Jaguaré and Cidade Universitária. At Pinheiros station, one or two stops on, you can change to Line 4-Amarela for Faria Lima and Paulista. Time the walk from any address to a station before you commit.^{2 6 7}

Is Alto de Pinheiros safe?

SSP-SP, the state security department, publishes crime by police precinct, not by neighborhood. About 99% of Alto de Pinheiros falls in the 14th DP, which also covers Pinheiros, Vila Madalena and part of Cerqueira César.^{25 26}

Parks are the main draw. Both of these state parks lie inside the district, and entry is free.^{17 20}

ABBT's 2025 survey found the city's highest average lunch, R$68.18 (about US$14), in the zone covering Perdizes, Pinheiros, Alto de Pinheiros and Butantã. The cheapest zone averaged R$50.23 (US$10).²¹

Good fit

• Families. Villa-Lobos has a playground, and St. Francis College and St. Nicholas School run IB schools in Pinheiros. Read moving to São Paulo with kids.
• Light sleepers. House-only zones cap outdoor noise at 40 decibels at night.
• Runners, cyclists and skaters. Villa-Lobos has a cycle path, and Cândido Portinari a skate bowl.
• Berrini commuters. It's six stops from Vila Lobos-Jaguaré on Line 9 with no change.
