What living in Tatuapé is like

Tatuapé is an official district in São Paulo's east zone. It belongs to the Mooca subprefecture, along with Água Rasa, Belém, Brás, Mooca and Pari.1

Living in Tatuapé usually means a family-size apartment close to the rail lines. Of about 1,490 apartments on QuintoAndar on October 8, 2026, about 1,140 had two or more bedrooms. One-bedrooms are the minority, but they cost less here than the city average.13 14 16

Rail access is set to grow. Metrô is extending Line 2-Green 8.4 km (5.2 miles) from Vila Prudente to Penha, with new stations at Anália Franco and Vila Formosa. It has published no opening date.8

Tatuapé metro station and commutes

Tatuapé station is where Metrô Line 3-Red meets CPTM Lines 11-Coral and 12-Sapphire. Carrão-Assaí Atacadista is the next Line 3 stop east.

Line 3 runs straight downtown to Sé and República. Line 4-Yellow, which serves Paulista and Faria Lima, connects at República.2 3 4

A Metrô or train ride has cost R$5.40 (about US$1.08) since January 6, 2026. The free Metrô and CPTM transfer at Tatuapé runs all day on weekends and holidays. On weekdays it opens only from 10 a.m. to 5 p.m. and 8 p.m. to midnight, while Brás offers it at all hours. See getting around São Paulo for cards and buses.7

Getting to Guarulhos airport

Bus line 257 runs from GRU's Terminal 2 to Tatuapé station. Airport Bus Service puts the ride from Tatuapé at about 35 minutes on weekdays without traffic. By rail, Line 12 connects with Line 13-Jade to the airport.9 10 11

One-bedrooms here cost less than the city average. The condo fee and IPTU per m² are among the lowest in our count of listings.

FipeZap doesn't publish rents by neighborhood, as its August 2026 report notes, so these figures come from QuintoAndar listings. Dollar amounts use R$4.99 to US$1, the Banco Central do Brasil PTAX rate for October 7, 2026.12 19

On the same day, one-bedrooms came in below the R$2,500 (US$500) city average for one-bedrooms. The all-apartment average sat just above the R$2,810 (US$560) citywide figure, since most Tatuapé listings are bigger units.13 14 16

Add the condo fee and IPTU property tax. Our count of QuintoAndar listings on October 8, 2026 found a Tatuapé median of R$700 (US$140) a month for the two combined. That's R$14.6 per m², against R$29.6 in Jardim Paulista. For units of 40 m² or less, the Tatuapé median was R$500 (US$100).17 18

Belém, in the same subprefecture, averaged R$58.84 per m² in September 2026 on the QuintoAndar Imovelweb index, below the R$75.51 city average. Its rents rose 20.3% over those 12 months, among the fastest rises in the city. Our São Paulo rent guide explains leases and guarantees.1 20

Where to stay in Tatuapé

For the shortest rail trips, look near Tatuapé station or Carrão-Assaí Atacadista, one stop east on Line 3. For more space, QuintoAndar lists Jardim Anália Franco nearby, where three-bedroom units averaged R$6,550 (US$1,310) on October 8, 2026. That's about R$1,600 more than in Tatuapé, and Anália Franco is one of the planned Line 2 stations.2 8 15

Things to do in Tatuapé and daily life

Parks, markets and culture

Piqueri park, about 9.8 hectares (24 acres), and the smaller Tatuapé park both sit inside the district. Citywide, São Paulo listed more than 955 feiras livres (street markets) in June 2024, with daytime markets trading from 8 a.m. to 2 p.m.30 31

The Museu da Imigração in Mooca is about eight minutes on foot from Bresser-Mooca, two stops west on Line 3. It opens Tuesday to Sunday, and entry costs R$16 (about US$3), free on Saturdays.2 32

Corinthians plays at the Neo Química Arena in Itaquera, and Line 3 ends at Corinthians-Itaquera station.2 33

Health, work and schools

Hospital São Luiz Anália Franco has held Joint Commission International accreditation since October 2021, and the AmorSaúde clinic chain has a Tatuapé unit. See our healthcare guide.34 35

Is Tatuapé safe?

No official crime figure is published for Tatuapé as a neighborhood. São Paulo reports crime by police precinct (DP), and two precincts split the district.

On the city's own map layers, about 53% of the district falls in the 52nd DP and 46% in the 30th DP, named for Tatuapé. Neither made G1's top ten for robberies from January to May 2026. Neither made the top five for phone robberies and thefts in January and February.38 39 40 41

The state security department (SSP) calls such rankings inappropriate. Citywide, São Paulo had 1,390.5 phone robberies and thefts per 100,000 residents in 2025, the third-highest rate among Brazilian cities over 100,000 people. Who Tatuapé suits and who should look elsewhere

Tatuapé suits you if

  • You want more bedrooms for the money. Three-bedroom units averaged R$4,950 (US$990), against R$10,000 (US$2,000) in Moema.
  • You work downtown or near Paulista. Line 3 runs straight to Sé and República.
  • You want low monthly fees. The condo fee and IPTU median per m² was about half the Jardim Paulista figure.
  • You fly often. Bus line 257 runs from Guarulhos airport's Terminal 2 to Tatuapé station, about 35 minutes on weekdays without traffic.

  • You work on Faria Lima. It's 12 stops with a change, while Pinheiros is one stop away.
  • You commute to Berrini. Seventeen stops and two changes add up, and Brooklin lies near Berrini station.
  • You want to walk to Paulista. Paulista station itself is in Consolação.
  • Your children attend a west zone IB school. The daily school run can cancel out the rent savings.
