Consolação is an official city district, one of eight in the Sé subprefecture of the central region, alongside Bela Vista, Liberdade and República.

Living in Consolação, São Paulo, means a central address with Avenida Paulista and Rua Augusta running through the district. This Consolação neighborhood guide scores it top for nightlife and transit and bottom for quiet. Expect more street noise than in Higienópolis or Perdizes.¹

The district also takes in Higienópolis, which rental sites list separately and which has its own neighborhood guide. Rents on this page come from QuintoAndar's Consolação listings, so they leave Higienópolis out.^{4 13}

Rent in Consolação

FipeZap publishes rents for only ten headline areas of the city, and Consolação isn't one of them. QuintoAndar listings fill the gap.

Consolação apartments for rent

FipeZap put neighboring Bela Vista at R$74.4 per m² in August 2026, against R$65.36 citywide. In QuintoAndar listings on October 8, 2026, Consolação's median condo fee and IPTU of R$20.5 per m² was well below Jardim Paulista's R$29.6. Compare areas in our São Paulo rent guide.^{11 16 17}

Where to stay in Consolação when you arrive

Furnished apartments rent for about 20% more than unfurnished ones, QuintoAndar said in February 2026. A short-stay temporada lease can run up to 90 days under federal law, long enough to view long-term apartments in person. Consolação metro stations and getting around

Four stations sit inside the district, two on Line 2-Green and two on Line 4-Yellow.

• Consolação, Line 2. Linked to Paulista station for Line 4, and one stop from Trianon-Masp for MASP.
• Clínicas, Line 2. One stop from Consolação toward Vila Madalena.
• Paulista, Line 4. Three stops to Faria Lima. Motiva runs Line 4 daily from 4:40 a.m. to midnight.
• Higienópolis-Mackenzie, Line 4. One stop from Paulista and from República, for Line 3.

Metrô runs Line 2 from 4:40 a.m. to midnight, and through Saturday night on a trial until January 2027. After midnight you can only ride within the same line.⁴⁶

Line 6-Orange will add a stop at Higienópolis-Mackenzie, linked to Line 4. Only its first stretch, to Perdizes, runs today, on weekday daytimes. The state scheduled the full line for 2027.^{47 48}

Stop counts flatter the commute. In Metrô's 2023 survey of riders on Lines 1, 2, 3 and 15, only 18% made their whole door-to-door trip in 30 minutes or less. Read how to get around São Paulo before you pick a building.¹⁰

Is Consolação safe?

Crime data come by police precinct, and precinct borders don't match district borders.

The 4th precinct's rise was the second steepest in Estadão's July ranking, behind Itaim Bibi. Citywide, phone robberies from January to April 2026 were 18.7% below a year earlier. SSP, the state security department, calls rankings like these inappropriate.^{38 40 41}

The UK lists theft around Avenida Paulista and Rua Augusta north of Paulista. Canada lists the avenue among areas where violent crime often occurs. The UK says thieves target phones mostly from 4 p.m. to 9 p.m. and advises against using yours on the street. Things to do in Consolação and daily life

Paulista's free museums and car-free Sundays are close by. Large parks are not.

Parks and culture

Parque Augusta covers about 2.5 hectares (6 acres) and Parque Buenos Aires about 2.1 hectares (5 acres), both inside the district. Ibirapuera, at about 124 hectares (306 acres), lies in the Moema district.²⁷

On Avenida Paulista, MASP is free on Tuesdays with a timed ticket, and IMS Paulista charges nothing for its exhibitions. Under 2023 city rules, the avenue closes to cars on Sundays and holidays from 9 a.m. to 4 p.m.^{28 29 30}

Food, markets and gyms

The city listed more than 955 street markets, called feiras livres, in June 2024. Traditional ones run from 8 a.m. to 2 p.m. ABBT's 2025 survey put the average lunch in the Bela Vista, Consolação and Jardim Paulista zone at R$62.16 (about US$12). Bluefit's Consolação gym listed a single-gym, no-contract plan at R$139.90 a month (US$28) on October 8, 2026.^{31 32 49}

Hospitals, schools and work

Hospital Samaritano Higienópolis is accredited by Joint Commission International. Colégio Presbiteriano Mackenzie, a Portuguese-language school, charges R$3,809 a month (US$760) for early years in 2026. Its Mack School afternoon English program for grades 2 to 5 costs 10 installments of R$373 (US$75). Lonely Planet points visitors looking for LGBTQ+ bars to Rua Augusta and República, and the 2026 Pride parade ran down Rua da Consolação. Consolação vs Bela Vista and Jardins

All three line Avenida Paulista. Bela Vista costs a little less and Jardins much more.

Pick Bela Vista to save a little near Trianon-Masp. Consider living in Jardins if you want quieter garden streets and can pay about 76% more in rent.^{13 19 21}
