Bela Vista metro stations and getting around

Trianon-Masp and Brigadeiro stations on Line 2-Green sit inside the district.

Line 2 runs under Avenida Paulista from Vila Madalena to Vila Prudente, with trains about every 2 minutes 13 seconds at weekday peaks in Metrô's 2025 timetable. Paraíso, one stop past Brigadeiro, connects with Line 1-Blue.^{4 9}

Line 6-Orange will add stations at 14 Bis-Saracura and Bela Vista. Only its first six stations are open, in assisted operation on weekdays from 10 a.m. to 3 p.m. since July 3, 2026. The state targets 2027 for the full line, but LinhaUni gives no date, so don't count on it when you sign a lease.^{10 11}

Stop counts understate the trip. In Metrô's 2023 survey, only 18% of riders finished door to door within 30 minutes. See getting around São Paulo before you choose a building.¹²

Rent in Bela Vista

Bela Vista rents sit above the city average per m² but below Jardins and Pinheiros.

FipeZap's average asking rent for Bela Vista was R$74.4 per m² a month in August 2026 (about US$15), up 3.1% in 12 months. The city average was R$65.36, up 5.74%. Jardins stood at R$82.6 and Pinheiros at R$99.6.¹³

Bela Vista apartments for rent

A one-bedroom at the average rent plus the small-unit median fee comes to about R$2,950 (US$590) a month before utilities.^{16 48}

Our budget model puts a 35 to 50 m² one-person apartment in Bela Vista and similar middle-priced areas at R$2,420 to R$4,090 a month (US$480 to US$820), plus R$680 to R$1,330 (US$140 to US$270) for condo fee and IPTU. Compare rent across São Paulo and São Paulo on $2,500 a month.^{13 18}

To buy, FipeZap's asking price was R$12,703 per m² in September 2026 (about US$2,550), close to the city's R$12,206.¹⁴

Is Bela Vista safe?

Street theft around Avenida Paulista is the main risk foreign governments name. Bela Vista's phone robbery count sits between Jardim Paulista's and Pinheiros'.

G1's count of SSP data put phone robberies in Bela Vista at 268 from January to April 2026, against 616 in Pinheiros and 204 in Jardim Paulista. The whole city logged 17,185, down 18.7% on a year earlier. These are raw counts, not rates. When G1 ranked precincts by robberies in July 2026, SSP said ranking neighborhoods this way is inappropriate.^{38 39}

Precincts don't follow district lines. About 67% of Bela Vista falls in the 5th precinct, Aclimação, but MASP itself sits in the 78th, Jardins.^{40 41}

The UK lists theft and pickpocketing around Avenida Paulista and on Rua Augusta north of it, and Canada names Paulista among areas where violent crime often occurs.^{42 43}

Things to do in Bela Vista and daily life

MASP is free on Tuesdays with a timed ticket and on Fridays from 6 p.m. to 9 p.m. It's closed on Mondays, and a standard adult ticket costs R$85 (US$17). Paulista closes to cars on Sundays and holidays from 9 a.m. to 4 p.m., though holiday closures are sometimes suspended.^{27 28 29}

Sesc Avenida Paulista is under structural renovation, and its rooftop deck is closed with no reopening date.⁴⁶

Green space is thin. Trianon Park, about 3.7 hectares (9 acres), faces Paulista from the Jardim Paulista side. Aclimação Park, about 13.4 hectares (33 acres), is in Liberdade.³⁰

Hospitals with Bela Vista addresses on the Joint Commission International accreditation list include Sírio-Libanês, BP Mirante and the Pro Matre Paulista maternity hospital. Bela Vista suits

• Paulista commuters. Two Line 2 stations sit inside the district.
• Anyone who wants hospitals nearby. Sírio-Libanês, BP Mirante and Pro Matre Paulista are JCI-accredited and have Bela Vista addresses.
• Mid-range budgets. One-bedrooms averaged R$2,351 (US$470), against R$3,500 (US$700) in Jardim Paulista.
• Remote workers. WeWork Paulista 1374 faces Trianon-Masp.
