The short answer
Brasília has more than one sensible starting point for a rental search. The examples here range from a small furnished Asa Norte studio to a large furnished Asa Sul apartment. An Águas Claras home offers three suites, while a Sudoeste apartment offers a smaller furnished option. Compare what each publisher actually includes. Rent, condominium, tax, furnishing and the guarantee can change the decision separately.
- Four Coemi ads explicitly quote monthly rent. Two other publishers leave the rent billing period unstated.
- Cabinets and kitchen fittings do not establish a fully furnished apartment.
- Ask for a complete written charge schedule before adding a condominium or property tax to a monthly budget.

Those tax figures use different billing bases. Do not add both. Ask for the current annual notice and installment calendar, including the one-cent rounding difference in CO10385. Confirm the condominium period separately.2,
Understand the agency guarantee
Coemi's June 1, 2026 guide asks for identification, CPF, income, residence and marital-status documents. Its guarantor option calls for two guarantors, with a paid-off DF property held by at least one. This is the agency's policy, rather than a rule for every Brasília landlord.6
The same guide describes insurance, pledged Treasury securities and a capitalization title. The latter two use ten times the rental package as collateral. They are distinct products, not a promise that a statutory cash deposit may equal ten months. Obtain the exact cost, release conditions and accepted option for your application.6
Daleprane lists guarantors, capitalization, rental insurance and CredPago for DAL255, without a quoted guarantee amount. Ask that publisher for its own terms.3
Inspect the home you will receive
- Match the inventory to the actual furniture, appliances and air conditioners, including who repairs each item.
- Check meters and the treatment of water, gas and electricity in the condominium charge.
- Test the entrance and elevator route, rather than relying on an elevator entry in the ad.
- Have the inspection report record existing damage and the agreed condition at return.
Compare the areas, arrange the accounts and keep unknown-period charges out of monthly totals.
Questions people ask
Are all six prices monthly rents?
No. Coemi explicitly states monthly rent in four examples. The Brasnil and Daleprane pages show rent amounts without a billing period. Confirm that period before comparing a monthly package.
Why does Coemi show two property tax amounts?
Its footer describes the header as one twelfth of the annual tax. The studio, SHCGN 703 and Águas Claras descriptions instead quote bimonthly installments. Ask for the current schedule and use one basis consistently.
Which examples explicitly say furnished?
CO9797 in Asa Norte, CO10490 in Asa Sul and DAL255 in Sudoeste. The other ads describe cabinets or fittings, which do not establish a complete furnished inventory.
Does a listed elevator establish step-free access?
No. Inspect the route from the street or parking space to the apartment, including entrance steps, elevator size and bathroom doors. The ad alone cannot settle that journey.
