Bombinhas relocation guide

Renting in Bombinhas

An annual lease describes the contract, not always the price period.

The short answer

The most useful distinction in these Bombinhas advertisements is the billing period. Two Siframar homes are offered for annual lease without saying how often the advertised rent is charged. A third apartment explicitly quotes a monthly amount. Keep that difference visible while comparing furnishing, extra charges and the daily journey. Get the full payment schedule before paying a reservation or signing.

  • Only apartment 48AL explicitly quotes monthly rent.
  • Semi-furnished and furnished homes need different move-in inventories.
  • A tenant vehicle exemption needs its own approval.

Ask for the complete payment schedule

48AL lists a separate condominium amount of US$134 (BRL 670), without stating its billing period. L1632 leaves its condominium field blank. Neither detail establishes a complete monthly housing bill. Ask for rent, condominium, property tax, utilities and any other charge in one written schedule.5,6,9

L1632 lists individual water, gas and electricity meters. That helps frame the questions, but it does not give a consumption allowance or recent bill. Ask who holds each account, what must change at handover and which readings will appear on your first bill.5

Inspect what you are paying for

  • For L1307, list the items included in semi-furnished before budgeting for the rest.
  • For 48AL, ask the agent to reconcile the bathroom count and identify the neighborhood.
  • Test the home entrance, elevator and bathroom if step-free access matters.
  • Ask for the annual contract, guarantee terms and an itemized handover inventory.

Walk the daily route from the actual address. An elevator in an advertisement does not establish the path from the street. Compare the neighborhood service anchors and test the published bus circuit before treating a beach address as a complete fit.

Keep the vehicle question separate

A long lease does not complete a TPA exemption application. The municipality has a prior registration process, and its November 2025 tenant notice limits the affected exemption category to one vehicle per rented property. Ask Finance which category and documents apply to your vehicle now. The older property-owner checklist is not a complete tenant checklist.1,2,3,4,8

Questions people ask

Are all three advertised rents monthly?

No. Only 48AL explicitly states a monthly rent. Siframar L1632 and L1307 advertise annual leases and amounts, but omit the rent billing period. Ask the agent to state it in the proposed contract.

Does a blank condominium field mean no charge?

No. L1632 shows --. Apartment 48AL gives a separate condominium amount with no billing period. Ask for the actual charge and the period it covers.

Which home is semi-furnished?

L1307 in José Amândio is described as semi-furnished. L1632 and 48AL are described as furnished. The advertisement still needs an inventory of the items handed over.

What should I ask about parking and TPA?

Confirm the actual parking space in the lease. Then ask Finance about exemption registration for your own vehicle. The November 2025 tenant notice is a dated one-vehicle rule, not automatic approval for every renter.
