Grand Parc Jardins displays zero condominium and IPTU fields while asking readers to confirm charges. Treat them as unresolved. Pérolas shows 80 m² but says the area needs confirmation. The Farolândia house shows 141 m² in its header and approximately 80 m² in its description. Ask which area the lease will identify.1,
The Aruana offer is semifurnished. Agree the appliances, furniture, condition and replacement duties in an inventory. A ground-floor description or two listed elevators does not settle the full access route.3,
Prepare for the agent's guarantee route
Única says it does not accept caução for these offers. It lists credit-card, guarantor and capitalization-bond routes. Its document page asks for RG, CPF and net income three times the rent. Fire insurance is mandatory under its published checklist.4,
The capitalization bond is described as six to twelve times the rent, subject to insurer analysis. This is a conditional guarantee range, not a fixed cash deposit. Ask whether your identity documents, foreign income and chosen guarantee qualify before you arrange funds.4,

Are the two Única property taxes monthly?
No. Pérolas lists annual IPTU of US$365 (BRL 1,822.88). Aruana lists US$191 (BRL 952.68) annually. Their condominium charges are monthly.
Can I rent with a cash deposit?
Única says caução is not accepted for these offers. Its alternative guarantees have their own checks. Ask the actual agent rather than treating that policy as a city-wide rule.
Which listing needs an area check?
Pérolas says its area needs confirmation despite an 80 m² field. Valor 15786 shows 141 m² in the header and approximately 80 m² in the description. Ask for the measured usable area.
