The short answer

The March 2026 Zonaprop model gives US$408 (ARS 619,061) monthly for a one-bedroom home with 50 m² covered and a 5 m² balcony. Its two-bedroom city model is US$518 (ARS 785,413). These are historical asking benchmarks, rather than completed leases or current October offers. Expensas, deposit, commission, currency and adjustment terms need the actual property draft.

  • The city one-bedroom model is US$408 (ARS 619,061), dated March 2026.
  • The two-bedroom model is US$518 (ARS 785,413).
  • Alberdi and Alta Córdoba have lower comparable asking models in this eight-area sample.
  • Córdoba provincial commission rules differ from Buenos Aires city rules.

Read the currency, index and exit clauses

Argentina's consolidated Civil and Commercial Code allows parties to agree the lease term, rent currency and adjustment index. Article 1198 supplies a two-year default for permanent housing where no term is agreed. It does not impose a compulsory two-year minimum.3

Article 1196 allows parties to agree the deposit amount, currency and return procedure. Payment intervals cannot be shorter than monthly. Article 1221 sets early termination at 10 percent of the future rent balance from notice to the agreed end.3

Provincial commission needs its own calculation

Córdoba Law 9445 Article 24 permits freely agreed professional commission. Article 25 provides a five-percent whole-contract default for an urban lease when no agreement exists, paid by the tenant. That default is not a universal mandatory fee.4

  1. Compare the same apartment

Ask for covered area, balcony area, condition, currency and the complete monthly charges.

  2. Inspect the operating costs

Read recent electricity, gas, water and expensas statements. Check meter and heating type.

  3. Read the entire draft

Confirm index, adjustment interval, deposit return and early exit before transferring money.

Which of the eight Córdoba rent models is lowest?

Alta Córdoba is US$359 (ARS 543,345), followed by Alberdi at US$372 (ARS 564,460). This describes the March model sample, not every property.

Which selected Córdoba rental model is highest?

Nueva Córdoba is US$510 (ARS 772,327) in the March report. Cerro de las Rosas is US$467 (ARS 707,540). Neither establishes an October offer.

No. Article 1199 permits agreed peso or foreign-currency rent and an agreed adjustment index. Confirm the contractual payment currency.

Is a two-year lease mandatory in Córdoba?

No. Parties can agree the term. Two years is the default for permanent housing when no term is agreed. Temporary letting follows a different default.

Is the Córdoba rental deposit fixed at one month?

No. Article 1196 permits parties to agree its amount, currency and return procedure. Read the actual clause.

Does the Buenos Aires tenant commission rule apply in Córdoba?

No. Córdoba uses its provincial professional regime. Articles 24 and 25 of Law 9445 distinguish an agreed fee from the default when no fee was agreed.

Can I estimate Córdoba monthly expensas from this rent table?

No. The guide retained no representative current building-fee sample. Request a recent statement for each property.
