The short answer

The June 2026 Inmuebles24 CDMX Index prices its 65 m² two-bedroom apartment at US$1,172 (MXN 21,921) a month. Its 100 m² three-bedroom unit is US$1,637 (MXN 30,618). The report covers Mexico City and nearby State of Mexico municipalities. The tables below separate those geographies. Inmuebles24 CDMX Index, June 2026 (opens in a new tab).

The CDMX Index is an asking-rent benchmark. Its geographic coverage includes Mexico City boroughs and municipalities in the State of Mexico. Huixquilucan, Naucalpan de Juárez, Atizapán de Zaragoza and Tlalnepantla de Baz belong to the second group. Their figures are not borough rents.1

The substantive rent page specifies a 65 m² two-bedroom unit. A preceding divider instead says 50 m². This guide uses the substantive page's 65 m² specification and keeps that inconsistency visible. The report's 100 m² three-bedroom model is a different home size.1

The June benchmark does not price a furnished apartment, a flexible cancellation policy or a particular building's maintenance charges. A lease offer needs its own included-charge schedule. The Mexico City monthly budget uses the index model with its exclusions named.1

These are the ten CDMX boroughs shown in the source rent table. Their boundaries differ from colonia boundaries. The source also lists four State of Mexico municipalities, excluded from this borough table.

Source 1

Cuauhtémoc and Miguel Hidalgo lead the source's CDMX borough table. Cuajimalpa de Morelos, Benito Juárez and Álvaro Obregón follow them. Coyoacán, Azcapotzalco, Tlalpan, Gustavo A. Madero and Venustiano Carranza have lower June benchmarks in this same table.1

The monthly and annual changes answer different questions. Cuauhtémoc's monthly benchmark fell while its annual benchmark rose. Coyoacán also had a larger annual increase than its monthly increase. Those index movements describe advertised rents, rather than the permitted adjustment on an existing residential contract.1,2

These are the source's area labels. A Roma Sur figure does not price Roma Norte. The table retains the exact Hipódromo de la Condesa and Residencial Parque Santa Fe labels rather than applying them to a larger district.

Source 1

The source places Hipódromo de la Condesa above Juárez and San Rafael. Roma Sur is lower than those three area benchmarks. Residencial Parque Santa Fe and Insurgentes Mixcoac sit between Roma Sur and Popotla. Álamos has a lower figure than Popotla in this selected source table.1

A borough benchmark and a colonia benchmark describe different geographic units. Cuauhtémoc contains several separately named source areas. The Mexico City overview explains the city's administrative geography and maps selected colonia points.1

What does CDMX law say about deposits and rent increases?

These rules concern residential leases of property in Ciudad de México. The State of Mexico is a different jurisdiction.

Sources 2,3

Article 2448 D separates two limits. Rent increases occur annually, and their ceiling follows the prior year's inflation. The amendment was published August 28, 2024 and took effect the next day. The portal's June 2026 annual asking-rent growth is a market observation, rather than that legal ceiling.1,2,3

The residential deposit provision caps the deposit at one monthly rent. It does not say that every landlord collects that amount. Article 2448 E also requires a receipt for each monthly payment. The Congress consolidation prints this provision heading as 2428 (SIC) E within the 2448 residential chapter.2

Article 2448 C states a one-year residential term and an extension of up to one further year at the tenant's choice. The tenant must be current on rent. The article ends with an unless-otherwise-agreed qualification, so its wording cannot support a promise of automatic repeated renewals.2

What is a fiador in a CDMX rental contract?

Civil Code Article 2794 describes the guarantor's undertaking to pay if the debtor fails to pay. Article 2802 requires legal capacity and sufficient assets. The reviewed residential clauses record a guarantee if applicable. They do not impose a local-property requirement on every residential lease.2

Article 2448 F lists the contract's guarantee information and either the deposit amount or the guarantor's details. These clauses distinguish the written terms of a particular lease from a universal requirement for every foreign renter. Articles 12 and 13 III apply the code within its territorial property scope, including foreign parties.2

The code also divides repair duties. Article 2412 II assigns necessary repairs and maintenance to the landlord. Article 2444 addresses minor deterioration caused by occupants. Article 2442 governs return condition with its statutory exceptions. A contract's condition report connects those duties to the actual apartment.2

Article 2422 addresses a balance remaining in the tenant's favor at the end of the lease. It requires immediate return, with judicial deposit where the landlord has a claim. It supplies neither a universal fixed refund deadline nor a promise that every deposit returns in full.2
