An annual-contract apartment and an annual-labeled price field can mean different things in a Búzios search. The two selected Geribá apartments state twelve-month contracts and monthly charges. The Rasa house leaves the base billing period unclear. The Centro house's body explicitly states monthly rent, even though its heading says annual. Resolve the figures that change the decision

Offer 19-L ends with US$561 (R$2,800)/month rent but describes US$599 (R$2,990) in its body. Its US$858 (R$4,280)/month displayed total matches the lower rent plus US$281 (R$1,400) condominium and US$16 (R$80) IPTU. Using the higher body rent would produce US$896 (R$4,470)/month from those components. Neither calculation resolves which rent the agency will contract.2,5

Rasa 23-L calls its US$641 (R$3,200) rent annual and separately states US$70 (R$350)/month condominium. The displayed combined amount does not establish a monthly base rent. Centro 83-L explicitly says US$3,006 (R$15,000)/month in the body, with US$521 (R$2,600)/month condominium and unpriced IPTU.3,4,5

The two Geribá offers and Centro offer describe a three-month security deposit (caução) and twelve-month contract. Ask which amount forms the guarantee base, when it is payable, how it is held and returned, and what deductions apply. The listings do not settle that entire payment schedule. Ask about first rent, agency charges, account changes and any other entry payment separately.1,2,4

Obtain the actual unit and entrance, permitted use, resident and guest rules, pet terms, parking, inventory and maintenance allocation. Rasa's selected house is unfurnished; the other three are furnished. The Geribá pages advertise condominium Wi-Fi, which needs its own practical work test.1,2,3,4
