Chacras de Coria relocation guide

Retiring in Chacras de Coria

Choose the home around care and everyday trips. Pension residence has an income test, but that threshold is not a Chacras living-cost estimate.

The short answer

Start with a home you can use comfortably and access to care, shopping and transport. The named house advertisements give individual rent examples. Add the bills and care costs you confirm for your household when building a monthly budget. Argentina's pension residence category has separate income and document requirements. Check eligibility and healthcare arrangements for your residence and insurance situation.

  • Separate eligibility from spending. The pension income threshold is not a household budget.
  • Inspect the home and routes. Check for steps, usable doors and bathroom space rather than relying on bedroom count.
  • Arrange ongoing care. Confirm the provider, medicines, appointments and billing before moving.

Plan residence, care and living costs separately

Pension income and the residence category

The current in-country pensionado route covers a regular, permanent pension that meets the category's rules. Permission lasts one renewable year. The pension income requirement is five monthly minimum wages. DNM 3446/2023 removed the earlier per-family-applicant wording. Applying for entry from abroad is a separate route and can have different duration terms.8,9

From October 1, 2026, the monthly minimum wage is about US$258 (ARS 391,200). Five wages are about US$1,289 (ARS 1,956,000), using the October 9 BCRA quote. The calculation is 391,200 multiplied by five; it is a legal income threshold, not a Chacras spending allowance.2,7

Rentista is a different category for qualifying passive asset income, excluding remuneration for personal work. Check the Argentina residence guide and the documents for the route that fits your income.10

Choose a home you can use comfortably

Banco Inmobiliario's two-bedroom Liniers 1517 house asks US$900 monthly. Bridge's three-bedroom house asks US$1,200 monthly, with the whole year paid upfront. Get current amounts for bills and other charges. Read the rent offers and arrival costs before arranging payment.1,3

Inspect thresholds, stairs, bathroom space, heating and the journey to shops and care. A single-story house is not automatically accessible. Use the accessibility checks and try the transport journey with any equipment you use.

Care, tax and ongoing costs

Centro de Salud 38 is listed at Italia 5600. Confirm the care and prescriptions you need, rather than assuming the center covers every specialty. Mendoza's provincial access rules distinguish permanent and temporary residents from other migration situations. The healthcare guide explains the insurance and billing limits.4,5

Tax residents generally face Argentine tax on worldwide income; nonresidents generally face Argentine-source tax. Article 116's permanent-residence and temporary-authorization tests have timing and exceptions. Obtain advice for your pension, assets and actual stay.6

Build your monthly costs from the chosen home, food, bills, care and travel. Check how money will reach you through the banking arrangements, including fees and the currency you must pay.

Questions people ask

How should I separate residence income from living costs?

The pension category has an immigration income requirement. Price your actual housing, care, food, bills and travel separately.

What is the October 2026 threshold?

Five minimum wages total about US$1,289 (ARS 1,956,000) at the October 9 quote. Confirm the current rule and wage amount when applying.

Must I multiply it by every dependent?

DNM 3446/2023 removed the earlier each-family-applicant wording. Do not apply that obsolete multiplier.

How long is the in-country pensionado permission?

The current service page describes one renewable year. Do not substitute the separate advance entry route's duration.

Can I qualify as rentista with remote salary?

Rentista concerns qualifying passive asset income and excludes remuneration for personal work. Confirm the appropriate category.

Will the local health center cover my ongoing care?

Ask the center whether it provides your treatment and prescriptions, whether you need a referral, and how to book. A nearby center may not offer every specialty you need.

How should I check whether a house meets my access needs?

Inspect entrances, bathrooms, stairs, heating and your daily routes with any equipment you use. Visit the home rather than judging access from its bedroom count.

Will Argentina tax my foreign pension?

Tax depends on residence, source and any applicable treaty or exception. Obtain advice for the actual pension and stay rather than assuming immigration status settles it.
