Two different advertised adjustment arrangements

The Irigoyen offer specifies a two-year contract, IPC adjustment every four months, tenant income evidence and two salary-backed guarantees. Terms belong to this offer. The text does not settle whether overseas income, foreign guarantors or an alternative surety are accepted.1

Latini de Girotti advertises a one-bedroom apartment at República Siria 2642 for US$297 (ARS 450,000) plus US$20 (ARS 30,000) in common charges. Undated operator advertisement observed October 9. The first floor is accessed by stairs. Optional garage availability must be confirmed. No neighborhood identity is assigned without mapping the address.2,3

Agree the fee allocation in writing

Buenos Aires Province Law 10973 Article 54 II(e)(6) sets urban or rural lease broker fees at 1 to 2 percent of the contract value per party, and permits one party to assume the whole fee. Current consolidated provincial text. Written fee agreement is required. A 4 percent operator quote can represent the combined maximum, but the actual allocation and IVA require the written offer. CABA and Córdoba tenant commission rules do not apply in this province.4

Macagno advertises broker fees of 4 percent of total contract value plus IVA and a 1.2 percent contract stamp charge for its Zelarrayán offer. This is the operator quote, not a universal tax or current legal ruling. It mentions 5 percent monthly interest in installments two and three. The conflicting rent prevents a reliable monetary total. It does not quote a deposit here.5

Two retained rental offers contain internally conflicting prices and are excluded from executable rent benchmarks. Zelarrayán 946 and Paraguay 444 contain conflicting rent or expense figures. They remain excluded until their operators provide consistent written quotations.5,6
