The short answer
Criscenti advertises a two-bedroom house at Sarmiento 1175 for US$923 (ARS 1,400,000), with a 24-month contract and quarterly ICL adjustments. The page does not explicitly state the rent's billing period. Los Nogales has conflicting prices, while the San Marino quote has no explicit payment period. Ask each agency about the exact home before comparing monthly costs.
- Sarmiento 1175 is described as entirely on the ground floor, with two bedrooms and one bathroom.
- Los Nogales has one existing bedroom and a possible second room. Do not assume two bedrooms already exist.
- The Carlos seasonal home is marked reserved. The two Arias examples are inactive or rented.
- Deposit, insurance, guarantee acceptance and the full move-in payment need a property-specific quote.
Which home should you inspect?
Three individual advertisements
| Home | Advertised quote | Layout | Important limit |
|---|---|---|---|
| Criscenti, Sarmiento 1175 | US$923ARS 1,400,000 | Two bedrooms, ground floor | Billing period not explicit |
| Funes Inmobiliaria, Los Nogales | US$791 (ARS 1,200,000) in the header; US$857 (ARS 1,300,000) for residential use in the text | One bedroom, possible second | Conflicting prices and unstated billing period |
| Arguelles, San Marino | US$2,800 | Three bedrooms, two floors | Billing period and full lease terms not explicit |
The Los Nogales header gives a lower price than its residential-use paragraph. The same text gives another amount for commercial use. Ask the agency which quote applies to your intended use. Do not assume that the header settles the difference.3
Criscenti labels Sarmiento 1175 as 108 m² of total built area on a 303.61 m² lot. San Marino is advertised with 279 m² of covered area on an 816 m² lot. Total built area and covered area are different categories. Compare the actual floor plans before using those figures to judge usable space.5,
Read the payment and adjustment clauses
Criscenti's 24-month contract uses quarterly ICL adjustments. It lists agency fees of US$1,107 (ARS 1,680,000) plus IVA and a guarantee study of US$33 (ARS 50,000). Fire insurance is mandatory but unpriced. TGI and API are payable by the tenant. The listing describes stamp duty as exempt; ask how the charges apply to the lease you receive.1,
For that home, the tenant must show proof of income. The agency asks for two property guarantees from different people, or one property guarantee plus four pay stubs with further conditions. Ask the agent to explain the eligibility wording and whether your documents qualify.4,
Keep unavailable and temporary offers separate
Carlos property KP62608 gives US$3,500 monthly for the 2026/2027 temporary season, but its status is reserved. The two Arias examples are marked inactive and rented. Pacific's temporary apartment retains occupancy information through October 2025. None is a confirmed available long-term alternative.4,
- Inspect the home and verify the agency and landlord before transferring money.
- Ask for the billing period, adjustment dates, deposit, commission, taxes and insurance separately.
- Check steps, doors, bathrooms, heating and the route to the street.
- Confirm the household, pet policy and guarantee documents in the proposed lease.

Questions people ask
Is the Sarmiento 1175 quote monthly?
The listing gives US$923 (ARS 1,400,000) as the initial rent but does not explicitly state the billing period. Confirm it with Criscenti before using the amount in a monthly budget.
How often would that rent change?
Criscenti specifies quarterly ICL adjustments during a 24-month contract. Review the dates and calculation in the lease offered to you.
Does the Los Nogales house have two bedrooms?
The advertisement describes one existing bedroom and the possibility of a second. Inspect the layout and ask what work or permission would be needed.
Can I book the Carlos seasonal house now?
Its page is marked reserved, even though part of the description mentions availability. Contact the agency rather than relying on the older wording.
Will the landlord accept foreign income or guarantees?
That acceptance is unknown. Ask the agent which income and property documents qualify before paying for checks or committing to a lease.
