Rent in Viedma

Start with a complete written offer. One advertised apartment gives useful contract questions, while Río Negro's brokerage rule needs separate attention.

The short answer

Ask for the full address, availability, billing period and contractual currency before comparing prices. The Colapiche advertisement describes a one-bedroom apartment in Don Bosco, with a deposit, guarantor and quarterly adjustment terms. Treat those as that advertiser's conditions. Check brokerage before agreeing to a charge

Río Negro's consolidated Ley G2051, Article 26(g), places ordinary urban and rural lease brokerage on the locador, the landlord. It sets a ceiling of 4% of the contract total, capped at one month of rent. Ask the agency to identify the fee, payer and legal basis in the draft agreement before you accept a payment request.1,2

The Colapiche ad lists honorarios without identifying the payer. Its deposit and stamp wording do not establish general provincial rules. Get an itemized written offer, including how any reservation applies to the lease and when it is refundable.3

Resolve the home before taking the keys

  • Confirm the owner's or agency's authority and the exact property.
  • Ask which overseas income, identity and guarantee documents are accepted.
  • Keep a dated condition record, inventory, agreed repairs and receipts.
  • Record account holders, meter readings and outstanding balances.
  • Test water, hot water, heating and the connection you will use for work.

Price recurring household costs separately from deposit, temporary accommodation, travel and installation. Use the service contacts and the connection checks before agreeing that the home is ready.
