The short answer

Resolve the rental currency, price period and shared arrangements before paying. Ask about water and electricity accounts, confirm internet at the address and try the daily journey. Arrange school or care needs separately. Keep national residence, visitor driving and pet documents distinct from the lease.

  • Confirm the actual unit, written lease, initial charges, currency and price period.
  • Check existing service accounts, balances and water equipment responsibilities.
  • Arrange the actual internet installation, school place and care appointment.
  • Keep residence, visitor driving and pet-document rules separate from housing.

Confirm the commitments that affect arrival

The home and services

Before signing, review the written lease with the agent, including its term, rent adjustments, inventory, service charges and payment schedule. Clarify shared spaces at Jilguero and Palo Rosa and the cistern and pump at Las Madreselvas. Ask which documents and guarantees the agent accepts.10,11,12

Obtain recent bills and ask who holds the accounts, whether money is owed and how the service change applies to your tenancy. Confirm internet installation and full charges at the address.3,4,5,6,7

School, work and care

Confirm the school place or care appointment before choosing a home around it. Try the outward and return journeys and ask about current fares and payment. For work, contact actual employers or the municipal Employment Office. A tourism promotion notice is not a vacancy list.2,8,9,13

Residence and visitor driving

Arrange the residence route that applies to you separately from the lease. National visitor guidance gives international permits under the Inter-American Convention one year from issuance. National licenses from Geneva or Vienna contracting states have a maximum of one year from entry. Check the document, nationality and visitor-status requirements, then confirm local and rental-company acceptance. Residents must check licensing separately.1

Dog and cat entry timing

SENASA requires a health certificate issued within 10 days before the International Veterinary Certificate, or CVI, is issued. Internal and external parasite treatment must take place within 15 days before CVI issuance or official passport endorsement. Schedule these requirements separately.14

A first rabies vaccination requires at least 21 days before entry. The stated CVI travel validity is 60 days while the rabies vaccination remains valid. An ordinary vaccination booklet is not an officially endorsed pet passport. Arrange the documents with the exporting authority and carrier, and confirm the landlord's pet rules.10,11,12,14

Questions people ask

What should I settle before paying for a home?

Confirm the available unit, currency, price period, full written lease, initial charges, accepted guarantees and deposit-return conditions.

What should I ask about existing service accounts?

Ask who holds them, whether money is owed and which transfer procedure and charges apply to your tenancy.

When does my pet need its health certificate?

Within 10 days before CVI issuance under SENASA's guidance. Coordinate the examination with the authority issuing that certificate.

When must parasite treatment take place?

Internal and external treatment must be within 15 days before CVI issuance or official passport endorsement. This is separate from the health-certificate requirement tied only to CVI issuance.

Which driving rules should I check as a resident?

The national guidance describes qualifying visitor documents. Check resident-license requirements separately for your circumstances.
