Villa Allende relocation guide

Rent in Villa Allende

Compare the complete contract and the actual home. A pool, parking space or low headline price does not settle the weekday or the bills.

The short answer

Start a Villa Allende rental search with the journeys you need, then inspect each home on its own terms. The published examples show a La Amalia house and a Barrio Norte duplex with different equipment and charges. Ask the agent to turn the advertisement into a complete written quote. Resolve the payment period, adjustment, guarantee and service arrangement before paying to reserve it.

  • La Amalia lists US$461 (ARS 700,000) asking rent. The cooking appliance is excluded.
  • Barrio Norte lists US$659 (ARS 1,000,000) plus US$99 (ARS 150,000) expensas.
  • The Barrio Norte contract specifies ICL adjustment every four months.
  • Neither published price clearly states its billing period.

JB Srur's La Amalia description names Centenario at BalbΓn in the 100 block. It lists two bedrooms, natural gas, a heater and covered parking. It specifically excludes the cooking appliance. Confirm what you must supply and which appliances remain at handover.1

Inmoproyectos' Barrio Norte duplex lists a pool, parking and heaters in both bedrooms. Its conditions describe a two-year contract with ICL adjustment every four months. The listing asks for income evidence from the renter and guarantor, using salary receipts and/or property. Ask how the agent evaluates your actual income and documents.2

Get the contract into writing

  1. Name the property

Confirm the exact street, number, unit, entrance and the agent's authority.

  2. Name the payments

Request rent, expensas, billing periods, deposit, commission and any reservation charge.

  3. Read the adjustment

For the quoted contract, confirm the index, interval, starting date and notice process.

  4. Resolve the guarantee

Send your actual income and identity situation, then obtain the accepted arrangement.

  5. List the contents

Record appliances, heaters, keys, meters and existing damage before handover.

Keep a reservation receipt and its cancellation terms. Get consent for pets, professional use or changes you need before relying on them. The two advertisements do not settle every permitted use or entry payment.

Inspect the services and daily access

Ask for recent bills and the water account number. The cooperative's published ownership transfer procedure concerns property owners, so a renter should agree who keeps the account and pays the bill. Confirm the home's actual sewer connection rather than assuming citywide rollout.4,5

Check stairs, gates, drainage, hot water, bedroom heating and cooling, and the car space if you need one. Use the transport guide to try the school, work and evening journeys from this home.6,7

Questions people ask

Are both asking prices Argentine pesos?

Yes. The two published advertisements explicitly name Argentine pesos. Their billing periods still need confirmation, so this guide does not label them confirmed monthly rents.

What is included in the La Amalia house?

The advertisement lists natural gas, a heater and covered parking, and excludes the cooking appliance. Ask for a signed inventory and inspect the actual equipment.

What adjustment does the Barrio Norte offer specify?

It describes a two-year contract with ICL adjustment every four months. Confirm the current written terms, starting amount, billing period and guarantee.

Should I put the water account in my name as a renter?

Agree the arrangement with the owner and cooperative. The published transfer procedure lists property ownership documents, so it does not establish a universal renter transfer process.
