Understand the Carapachay contract example
The Rafael Obligado PH advertises a two-year contract with quarterly ICL adjustments, one month in advance, one month as deposit and one month of agency fees. It accepts a guarantee policy or property-owner guarantor and mentions signature certification and guarantee reports. These are that offer's terms, not a rule for every Vicente López lease.2
The same offer excludes pets, has no parking space and includes a terrace. Its expensas cover AySA, ABL and electricity for the water pump. The unit has a separate electricity meter and an electric water heater. Confirm the current amount and each responsibility before signing.2
Check what the description cannot settle
Favaretto labels the Antonio Malaver apartment as Florida, says it is near Cetrángolo and describes a first floor reached by stairs. A generic accessible feature also appears in the listing. Use the explicit stairs description and inspect the route yourself rather than treating the tag as an accessibility guarantee. Pets are excluded.1
The Munro apartment is advertised as temporary, with an elevator and semi-covered parking. Ask for the exact rental duration, furniture, included services and deposit terms. A temporary offer does not establish the price of an ordinary long lease.4

Check the street entrance, stairs or elevator, door widths and how you move furniture.

Run the supplied cooling and heating. Look for damp, drafts and noise from the bedroom.

Request recent occupied bills, billing periods, balances and the building's charge breakdown.

The Olivos studio advertises availability from October 1, 2026 and an unfurnished 30 m² layout. It asks for an advance month, deposit, property guarantee or guarantee policy, and administrative costs. The page leaves those costs and currency incomplete. Ask the agency for a current quote.3

What are expensas?
They are the building or shared-property charges shown separately from rent. Ask for the current statement, included services and responsibility for additional charges.
Do all leases adjust quarterly by ICL?
No. The selected Carapachay PH specifies that arrangement. Obtain the actual adjustment method and timing for each offer.
Are the selected amounts monthly Argentine pesos?
Florida and Carapachay explicitly name Argentine pesos. Some other amounts do not name their currency. Confirm the billing period and payment schedule for every offer.
Can I bring a pet?
The selected Florida and Carapachay offers exclude pets. Check the contract and building rules for any other home.
Does an accessible listing tag guarantee step-free access?
No. The Florida description explicitly says first floor by stairs despite a generic accessible tag. Inspect the full entrance and internal route.
